Sihanoukville real estate guide |
|
|
According to the Royal Government of Cambodia, some 320,000 tourists visited Sihanoukville in 2006, up by 30 percent from 2005. The city, named after King Norodom Sihanouk, is served by served by Sihanoukville International Airport. The planned flights between Sihanoukville and Siem Reap may encourage visitors to Angkor temples in Siem Reap to extend their stay, though the crash of a charter flight on this route in 2007 has caused concerns. Sihanoukville attracts tourists with its beautiful beaches and laid back beach atmosphere when compared to Thailand's more developed locations and is likened by many as a Koh Samui or Koh Phangnan of 20 years ago.
Condos in Sihanoukville
There are not yet any condominium developments in Sihanoukville at present, although they will surely come eventually. Most who come on holiday choose to stay close to the town's various beaches, Occheuteal and the nearby Otres being the most popular, in bungalow-style accommodation. Foreigners staying longer term can take up residence in an apartment if they so wish although their options will be limited and not particularly attractive. More on buying condos in Sihanoukville.
Houses and land in Sihanoukville
Foreigners in Cambodia cannot own land. There are however, special circumstances such as when prospective buyers propose to invest in large scale projects, or when large donations are made to the relevant authorities. However, leases are available for up to 99 years. Beachfront property in Sihanoukville, as with elsewhere in the country, can not be owned by anyone as it is public property. However, the owner of land in front of the beach tends to have control over the beach directly in front. More on buying houses and land in Sihanoukville.
Renovating
A number of investors have opted to renovate properties in-and-around Sihanoukville, but given the fact that the area was practically leveled during the Khmer Rouge years, there is not a lot of any real age to renovate. That said there are plenty of stand-alone houses mimicking French colonial style villas that have seen better days and are crying out for overseas buyers with the money to develop them. Homes such as these also tend to come with considerable gardens which in years to come could become invaluable.
Those considering going down the route of renovation in Cambodia are often compelled to do so by the extremely cheap cost of labour and rebuilds. However, things tend to happen at their own pace in Cambodia so buyers, particularly those operating on a small scale, should give buffer time for the renovation completion date. As always, for those going for this option, it is important to visit the renovation site regularly to catch mistakes which could severely delay scheduled completion dates. Those who opt to renovate should also be totally clear about whether they intend to rebuild for their own use or in or as a means of generating income by renting. Those opting for the later should be more utilitarian in outlook.
